Foundation

Footings are dug per code with steel reinforcement, piers where needed, poured w/3500 p.s.i. concrete.

Each slab is designed with engineered post-tension cables with additional steel reinforcement where needed, poured with/3000 p.s.i. concrete, professionally inspected to be raised in elevation to provide proper drainage.

 

Frame Material

We use the highest quality of lumber. Walls are of Douglas fir material, ceiling joist are per code (#2 grade) 16" on center, at least 2 x 6 dimension and engineered I-joist where applicable. Rafters are of 2 x 6 (#2 grade) Douglas fir and valleys and ridge are 2 x 8. Decking is 7/16 OSB w/chips. Siding, soffett and facia is a pre-primed OSB product with 20 year warranty. Each house is wrapped with Owens-Corning moisture barrier wrap.

 

Roof

Smalygo Homes are built with premium roofing materials with a 30 year warranty. Our roofs have high wind capacities and are mildew resistant.

 

Ventilation

Smalygo homes have a soffit vent and static vents which provide more air flow through the attic.

 

Exterior

Masonry products provided by Boral Brick. Some homes have stone – Choice.
Where masonry is not applicable we use primed wood siding material with a 30 year warranty.

 

HVAC

Smalygo Properties uses top of the line air conditioner systems with digital thermostat – Choice.
Rheem brand and 13 seer efficiency, 80% efficiency, upsized R6 ducts to ensure proper distribution. Heat pumps (gas/electric back-up) – Choice. Ground Source Heat Pump – Choice.

 

Insulation

• 2 x 4 walls – R-11 fiberglass batts
• 2 x 6 sloped E/G – R-19 fiberglass batts
• Attic – R-30 – Blown fiberglass
• Polyfoam around all pipes, wires, doors & windows, bottom plates nailed & secured with poly foam.
• R-6 HVAC foil ducts.
Alternate insulations – Choice.

 

Electrical

Per code, underground power source. 200 Amp services. Ceiling fans in all bedrooms. Can lights allowance per plans.
Under cabinet counter lights – Choice.
Floor outlets – Choice.
Flood lights – Choice.

 

Trim and Cabinets

We take great pride in trim work. This is what we are known for. We use mostly stained trim work with many sizes and patterns, dimensions of floor base, crown moldings, library paneling, wood cased windows, etc. Staircases offer stained or painted materials with owners selection of wood and/or wrought iron staircase. Cabinets are custom built with numerous species of wood (oak/ash/maple/pine/cherry and knotty pine). Owners schedule time to meet with either salesman at site location or at showroom to discuss changes, alternatives and/or options.

 

Windows and Doors

Smalygo uses vinyl windows manufactured by Atrium – distributed by CDK Distribution Inc. Standard windows are single hung with top sash tilt-in. White or almond full views or with grills. CDK and Smalygo offer many choices such as – Low E/Argor Gas/Double hung/Wood windows. Along with all windows, CDK provides all the doors for Smalygo Properties' Homes. Front doors are available in many different sizes and species of wood. Allowance provided per house.

 

Plumbing

Smalygo Properties homes use plastic pex systems for water distribution throughout the house. This system uses no fittings under the slab. Water sillcocks are minimum of 2, with some house plans 3. 50 or 65 gallon hot water tank per house plans. Faucets are an allowance and choices are available.

 

Drywall/Paint

Smalygo Properties' homes feature 1/2" gypsum on walls & ceilings. We feature many types of texture and corners. Per house plans, arched openings, and many other choices.
Paint – primed walls and ceilings. Stained cabinets are available in a variety of finishes.
